Pricing

Fixed-price work, with nothing hidden.

Two quotes for the same job can mean very different amounts of work. We itemise what is included and fix the price in writing, so it does not move once we start.

Indicative ranges

What jobs like yours usually cost.

Indicative ranges AU 2026
Under-quoted, cash-only cleaner (Usually means no insurance on file, no documented method, and a different casual on site every few weeks.) $300 to $600
Single-visit or occasional clean (A small office or retail clean, one-off or as-needed, no ongoing contract.) $500 to $1,200
Regular contract clean (A scheduled office, retail, medical or studio contract on our documented method.) $1,200 to $2,500
Multi-site or facility contract (Coordinated cleaning across several sites or a larger facility footprint.) $2,500 to $6,000+
Indicative only (modelled), not a quote. Your figure is tied to the specifics of your job, its condition and access. Size, condition, access and the finish you choose are what move a job up or down its range.

What moves the number

Six things that decide where your quote lands.

Two quotes for the same job can look wildly different. Here is what actually drives the number up or down, so you can read a quote for what it really is.

What moves the price

Six levers. One honest range.

Floor area and layout
A larger footprint or a layout with more rooms and fixtures takes longer to clean to the same standard.

Floor area and layout

A larger footprint or a layout with more rooms and fixtures takes longer to clean to the same standard.

Frequency

Nightly, weekly or fortnightly schedules carry different costs, more visits means more labour on your contract.

Compliance load

Medical, childcare and food-handling areas need stricter products and protocols, which costs more than a plain office.

Extras and access

Consumables, after-hours access, and add-ons like pressure washing or exterior areas sit on top of the base clean.

How our quote is built

Every line, spelled out.

Our quote lists the scope, the materials, and the price against each part of the job, so you know exactly what you are paying for and what you are not.

Analysis
We walk your site with you and map every zone, its traffic and its compliance needs before we quote a thing.

“$4,500 the house” by text  →  seven lines, priced.

How the work is done, step by step.
The 7-line quote
  1. 1 Analysis. We walk your site with you and map every zone, its traffic and its compliance needs before we quote a thing.
  2. 2 Frequency and Timing. A schedule set around your operating hours, not ours, so cleaning never clashes with your business.
  3. 3 Cleaning Solutions. Products matched to each surface, including non-toxic options for medical, childcare and food-handling areas.
  4. 4 Technique. A trained, repeatable method per zone, so the standard holds whoever is on site that day.
If a quote doesn’t show these lines, you can’t compare it, and you don’t know what’s been cut.

What you get from us

  • The same trained method, every visit, whoever is on site
  • Live GPS tracking and a client portal with real-time updates
  • Police-checked, insured staff on every contract
  • A written proposal within 48 hours, no lock-in contract
  • No payment until you are 100% happy

Cowboy tells

  • A different casual each week, no documented method
  • No visibility between visits, you find out when something is missed
  • No police checks, insurance you never actually see
  • A vague verbal quote and a contract that auto-renews
  • Pay regardless, chase them for anything that was missed
What your proposal includes

A fixed, itemised proposal. No surprises mid-contract.

Every proposal lists exactly what is cleaned, how often, and what it costs, before you sign anything.

  • Site-specific scopeEvery zone checked on a real walkthrough, never estimated off a floor plan.
  • Named products and methodWhat is used where, including non-toxic options for sensitive areas, never a vague "supplies included".
  • Frequency and timingHow often, and around whose hours, in writing.
  • A single monthly priceLocked in before the first clean, with the inclusions beside it.

Anything outside this scope is quoted separately, in writing, before it happens.

What is included

What the price covers, and what it does not.

Option A

Single-visit or occasional clean

A one-off or as-needed clean for a small office or retail space, no ongoing contract.

Right when: You just need a site tidied before an event, inspection, or a one-time reset.
Wrong when: You need the same standard held week to week. That is a regular contract, not a single visit.
$500 to $1,200
Most common

Regular contract clean

A scheduled clean, weekly, fortnightly or nightly, run on our documented method with the same team every visit.

Right when: You run an office, retail space, medical centre or studio and need consistent standards on a set schedule.
Wrong when: You manage several sites or a large facility. That scale needs the multi-site tier below.
$1,200 to $2,500
Option C

Multi-site or facility contract

One coordinated schedule and one point of contact across several sites or a larger facility footprint.

Right when: You are managing multiple locations or a large facility and want one team, one standard, one invoice.
Wrong when: You only have a single small site. The regular contract tier above will suit you better.
$2,500 to $6,000+
Option D

Specialist or compliance-driven site

Medical, industrial or heavy-condition sites that carry compliance loads a standard clean does not cover.

Right when: Your site is medical, childcare, industrial, or carries a compliance or infection-control requirement.
Wrong when: You are a straightforward office or retail site. The regular contract tier covers that without the extra assessment.

Pricing questions

What people ask about our pricing.

Why is your proposal not the cheapest?
A price too low to cover award wages, insurance and a documented method is cutting something you cannot see. We price the full scope properly so the standard holds.
Do you charge for a site visit?
No. The walkthrough is free and there is no obligation. You get an itemised proposal in writing within 48 hours, so you can compare it against anyone else on a like-for-like basis.
Can the price change once the contract starts?
The monthly price is fixed. It only moves if the scope changes, and we agree that with you in writing before it does.
Is there a lock-in contract?
No. We do not use lock-in contracts. You stay because the standard holds, not because you are trapped in an agreement.
